What We Look For

Walls

  • Is the plasterwork smooth and even
  • Are there any bumps or unfinished screw pops
  • Do all walls look straight
  • Do window locks work correctly and are keys provided
  • Is there surface cracking larger than than the thickness of a pound coin

Windows

  • Are there any scatches or marks on windows
  • Are trickle vents present and working
  • Do window locks work correctly and are keys provided
  • Do all low-level windows have safety glass with a BS Kitemark fitted

Doors and Doorframes

  • Do all doors open and shut properly
  • Are all doors secure when shut and free from rattling
  • Is the gap around the door and the frame even all the way round
  • Do locks work correctly
  • Are door handles smooth to operate and fitted correctly
  • Are all hinges and handles free from paint

Floors

  • Are all floors level and solid
  • Are floors free from cracks
  • Have the edges been sealed to prevent draughts
  • Do floors creak

Stairs

  • Is the staircase secure
  • Are handrails and spindles secure
  • Are the treads level
  • Do steps creak when used
  • Are the spindles spaced evenly and is the handrail at correct height

Paintwork

  • Is all paintwork of good quality
  • Have all walls been painted
  • Have all the window sills, doors, architraves and skirting boards been properly painted
  • Is the paintwork free from marks and blemishes

Pipework

  • Are pipes secure and not leaking
  • Are soil pipes and vent pipes properly connected
  • Have pipes been properly insulated
  • Have walls been made good where pipes enter and exit

Fixtures and Fittings

  • Have fixture and fittings been installed and secured correctly
  • Are all fixtures and fittings clean and free from damage
  • Do all kitchen doors open and close properly and is the kitchen well fitted
  • Do all taps, showers, toilets, etc., work correctly

Electrics

  • Do all electric, light and TV sockets work
  • Are all sockets fitted correctly and uniform in appearance
  • Are all sockets at the correct height
  • Is the fuse box fitted correctly and fully labelled
  • Do all smoke alarms work
  • Do all extractor fans work

Paintwork

  • Is all paintwork of good quality
  • Have all walls been painted
  • Have all the window sills, doors, architraves and skirting boards been properly painted
  • Is the paintwork free from marks and blemishes

Heating

  • Do all radiators work and do they have thermostatic valves
  • Are all radiators fixed securely
  • Are all radiators and their pipework free from leaks
  • Does the thermostat and boiler work correctly

Appliances

  • Do all supplied appliances work correctly
  • Do all supplied appliances have the necessary user manuals and guarantees
  • Are all supplied appliances free from damage, chips and paint

Thermal Survey

  • Thermal imaging
  • Thermal Survey undertaken to pick up cold spots and identify missing insulation and heat loss
